Mortgage, taxes and insurance are only the beginning. Build a realistic budget for heat, roofs, foundations, pools, districts and repairs.

The true cost of owning a home in Texas includes every dollar required to finance, protect, operate, maintain and eventually repair the property. A listing price or lender payment cannot reveal the whole obligation.

Start with recurring costs

Principal, interest, property taxes, insurance, HOA dues and mortgage insurance establish the minimum. Utilities and maintenance belong in the same affordability calculation even when the lender does not collect them.

Texas systems that deserve their own reserve

  • Air conditioning, ductwork and high-summer electricity use.
  • Roof age, wind and hail deductibles.
  • Foundation, drainage and plumbing concerns.
  • Pools, irrigation, mature trees, fences and outdoor equipment.
  • HOA special assessments, MUD taxes, PIDs and other district charges.

Build a repair plan from the property

List each major system, its age, known condition, likely service window and replacement exposure. Convert that into a monthly sinking-fund contribution while keeping a separate emergency reserve. A generic percentage is less useful than an address-specific plan.

If the purchase works only by assuming no repairs, flat insurance and low summer utilities, it does not yet fit the budget.
