Start with the complete housing payment
Calculate principal, interest, property taxes, insurance, mortgage insurance and HOA dues. Add utilities and maintenance for the household budget even when they are not included in lender qualification.
Debt-to-income is not a comfort target
Lenders compare monthly debts with gross income, but groceries, child care, health care, savings and commuting are not fully represented. Approval is a ceiling set by underwriting, not proof that a payment fits ordinary life.
A practical income estimate
Choose a housing payment that preserves savings. Add recurring monthly debts, divide by a conservative total debt ratio and annualize the result. Then test that income against actual take-home pay and household expenses.
