Deciding whether to rent or buy in Texas is not a contest between throwing money away and building equity. Rent purchases flexibility and transfers many repair risks to a landlord. Buying can provide stability and long-term equity, but it also concentrates money in one property and makes the household responsible for taxes, insurance, maintenance and selling costs.

The fair comparison is not rent versus principal and interest. Buyers should include property taxes, homeowners insurance, mortgage insurance, HOA dues, utilities, maintenance and repairs. When renting may be stronger

  • You expect to move within a relatively short or uncertain period.
  • Closing would drain the emergency fund.
  • You are new to the city and still learning commutes, flood patterns and neighborhoods.
  • You prefer to transfer major repair and market-value risk to a landlord.

When buying may fit

  • You expect to stay long enough to absorb transaction costs.
  • Income, credit and reserves remain stable after closing.
  • The complete payment leaves room for savings and ordinary life.
  • Conservative appreciation and maintenance assumptions still work.

A sound decision should survive ordinary surprises. Test flat appreciation, higher insurance, a repair year and an earlier-than-planned move before declaring either choice the winner.
