Moving to Houston: The Address Checklist

Flood history, drainage, taxing units, utilities, insurance and commute can change block by block across the Houston region.

A broad label such as Houston area is too imprecise for a relocation decision. Two homes with similar prices can have different flood exposure, school assignments, tax bills, utility providers, insurance costs and commute times.

Map the exact address

  • City limits and county.
  • School district and assigned campuses.
  • MUD, emergency-service and other special districts.
  • Water, sewer, electric, gas and trash providers.
  • Nearby bayous, detention areas, hospitals and evacuation routes.

Research flood and insurance before negotiating price

A mapped flood zone is one input, not the entire risk review. Ask about prior water entry, street flooding, drainage projects and available flood coverage. Obtain homeowners and flood quotes for the specific structure.

Calculate the complete payment

Add every taxing unit, insurance, HOA dues, utilities, tolls and routine maintenance. Newer subdivisions can carry meaningful district taxes even when the base home price looks competitive.

Test the real commute

Houston employment is distributed across Downtown, the Medical Center, Energy Corridor, Uptown, Greenway, the Ship Channel and suburban centers. Drive the route at the hours the household will use it.
